Lake Bonavista Homeowners Association Ltd. (LBHA) is a private lake and park accessible by membership only. Eligibility for membership requires that the property have an LBHA encumbrance registered on its land title. Membership is mandatory for all properties with this encumbrance.
The enjoyment and long-term sustainability of the Lake and Park are top priorities. Total lake usage by members and guests will be monitored, and the LBHA Board of Directors may implement changes as necessary to ensure safe and sustainable operation.
The number of properties eligible for Membership is limited and capped at the original properties in order to ensure the sustainable and environmentally sensitive operation of the Lake and Park. Subdivision of a Lake Bonavista lot does not create additional memberships.
Property Exclusions (including but not limited to):
- Bonavista Downs properties are not eligible for membership
- Condominiums are not eligible for membership
- Residents of secondary suites and carriage houses are not eligible for membership
- Commercial properties are not eligible for membership
- Memberships are limited; subdivision of a lot does not create new memberships
Membership Application Process:
- Homeowners must complete a membership application
- Apply at the Lake Office, no appointment required
- A one-time new property owner fee of 25% (currently $97.50 plus GST) of annual fees is required to process new membership applications and is due before memberships are issued and park access granted
- Any outstanding fees must be paid in full before membership cards will be issued
- The applicant must be the land title holder/homeowner of the Lake Bonavista property
- The applicant must provide a copy of the land title and corresponding government-issued photo ID to confirm address and membership

- Homeowners may apply for membership prior to receiving a land title; however, the land title must be provided within 3 months of obtaining membership. After 3 months, park access will be denied until title is received.
- Homeowner's children must reside at the title address for membership
- Government-issued photo ID must be provided for all eligible members 21 years and over to confirm address. See eligibility requirements below.
- All approved applicants must have photos taken to receive membership cards
Membership Eligibility Requirements:
- The Member must be a homeowner with the LBHA encumbrance listed on the land title
- There is a maximum of two (2) senior members per household.
- Homeowners’ child(ren) and/or dependents must reside at the title address
- Government-issued photo ID is required for all eligible members 21 years and older and must be validated annually.
- To help Lake Management maintain accurate lake attendance records, Members are requested to show their own individual Members ID card at the gate, rather than have another Member check them in as guest.
- If a member does not have their Members ID card when with another Member, the Security Officer may validate the Member’s ID, street address and photo, and compare it to the information on file as an exception
- Members cannot enter as a guest of another member.
- If a property has been converted to commercial use, contact the LBHA Office for information.
Member Guests
- Membership Guest Limits: Maximum 10 guests per household per day
- Senior members may bring in up to 10 guests per day.
- Junior members over 21 years of age may bring in up to 5 guests per day
- Junior members under 21 years of age may bring in up to 3 guests per day
- Guest-in-Residence may bring in up to 2 guests per day

Renter Memberships
- For Renters to qualify for membership, homeowners must give up their own access and complete a Renter/Lease Info & Park Access Consent form at the Lake Office
- Renter must provide government-issued photo ID confirming the encumbrance address before membership is approved and cards issued. Annual renewal is required.
- A Renter/Lease Info & Park Access Consent form and the renter(s) corresponding photo government-issued ID is required annually to renew renter membership(s)
- Primary/Senior Renter membership is based on the number of homeowners on title with maximum of two Senior Renter members per household
- Renter memberships are not eligible for Guest-in-Residence
Guest-in-Residence
- A Guest-in-Residence designation is for those living in the home who do not meet Membership eligibility requirements, with the intention to foster a sense of community for those who reside in the community but do not qualify for Membership (i.e. live-in nannies, grandchildren, parents, live-in caregivers, roommates)
- Government-issued photo ID is required and must be validated annually for proof of residence/address.
- Secondary suites and carriage houses do not qualify for Guest-in-Residence
- Renters who have been provided lake membership are not eligible for additional memberships under the Guest-in-Residence
- A Guest-in-Residence is charged a non-refundable 50% of annual membership fees per year which must be renewed annually with proof of residence.
- There is a limit of 2 Guest-in-Residence per household
- Homeowners must approve any Guest-in-Residence requests
- Member is responsible for notifying the office when the Guest-in-Residence no longer resides in the home.
- Homeowners are responsible for any Guest-in-Residence violations in accordance with LBHA's rules and regulations
- Guest-in-Residence are permitted 2 guests per day (included in maximum number of guest per household per day)
Lost or Damaged Membership Cards
- Replacement cards are issued at the lake office
- Proper government-issued ID must be provided
- There is a $25.00 fee for replacement of lost cards
- The LBHA Member Portal for cell phones is recommended
- No charge, link sent to Member to download on cell phone
Rules
- Advance guest registration in the Member Portal App is recommended to expedite check-in and allows the guest to enter when Member is in the park without the Member having to return to the gate.
- Signing members are responsible for guests and must remain in the park with them
- Junior members must be 12 years of age or older to enter the park alone
- Junior members under 12 must be accompanied by a person 12 years of age or older
